A full commercial renovation of a waterfront restaurant, taken from bare shell through to a room ready to serve.

Commercial hospitality work is judged on the opening date, so this project was planned backwards from it. Partitions, ceilings, commercial flooring, lighting and the front-of-house finishes were sequenced so that no trade was waiting on another, and so that each inspection landed when it needed to.

The back of house carried the risk, as it usually does: extraction, grease management, fire suppression, restrooms and accessible routes all sit under commercial code and all have to pass before the room can open. Handling permitting and inspections directly meant a failed item could be corrected without stalling everything behind it.
